The Company is formed for the purpose of acquiring and owning office properties primarily located in France, Germany and Spain. It holds approximately 13 assets. Its France properties include Sabliere, Baldi, Delizy, Gaia, Metropolitain and Arcueil. Its Germany properties include Trio, Kosching, Neu Isenburg, Stuttgart, Bad Homburg and Duisburg. Its Spain property is Delgado. It acquires (indirectly) real estate properties via CanCorPEurope, authorized Alternative Investment Fund (AIF) and managed by INOVALIS S.A.

it all depends on which fundamentals you trust. At tbe end of the day book value is an accounting number and the only way you can really verify it is by selling. I much prefer AFFO as that tells you how much cash tbe NAV is generating. That is what I want to rely on as steady support for the distribution, not the hope of a capital gain down the line. Even after the cut AFFO is too high for my liking.

Management stated they felt the SP did not reflect true value and yet their actions have since cut the SP in half. They have a heck of a lot to prove. Can they make a success of asset recycling? AX.un's share performance tells us that is not as easy as it looks. 

I actually have a secret soft spot for this stock, which is dangerous! It has exposure you cannot easily get on the Canadian stock market and I like to root for the smaller guys. I hope they can pull a rabbit out of the hat here. Perhaps insiders need to buy some shares as a sign of confidence in their strategy.
