The Company owns a diversified portfolio of 46 retail, office and industrial income-producing properties in Canada consisting of approximately 8.2 million square feet of leasable space. It owns and manages a diversified portfolio of office, industrial, retail, multi-suite residential and hotel properties in North America. It is a significant sponsor of two real estate investment trusts (REITs): Morguard REIT, a closed-end Trust with a diversified portfolio of Canadian commercial real estate assets; and Morguard North American Residential REIT, an open-end Trust with a diversified portfolio of multi-suite residential assets across North America.

RE:RE:RE:MRC Sold Hotels for above $400 MillionArmoyan owning >10% of shares means a squeeze-out is impossible without his approval (need 90% tendered for a squeeze-out).
It also means that in case Armoyan sides with Morguard a squeeze-out is unavoidable.

There's the possibility (in Canadastan everything is possible) Armoyan could get some (illegal) side deal and help Morguard screw the rest of the shareholders.

On the other side Armoyan could act ethically and get a better deal for all minority shareholders.

NAV as per TD estimate lowballing is $7.40.
NAV as per IFRS ( accounting standards) is $15.45.
Book Value is $16.36.

But Canada is the world's fastest growing banana republic. 
There's huge pressure to build but apparently no land to build on.
In time I expect this will determine a substantial increase in MRT.UN land value.
