Then put the REIT up for sale accepting $12 to $13. GAME OVER.

No SIB. Will increase debt ratio. Option 1 Liquidation! Sell all assets over a 2-3 year period and return all money to unitholders. Option 2 Just sell the REIT for $10-$12. Sandpiper or another buyer can make bank on the $4-$6 NAV spread. Current unitholders can get out and reinvest elsewhere.

They are already doing option 1... can they go faster and list it all for sale? Possibly.  Option 2, if Sandpiper wanted this they'd be buying hand over fist now everyday at 6 or 7. Don't think they'll give us charity by buying shares at $12 etc from us.  Joyce is another factor.  I think they should put themselves up for sale and list every asset for sale. It'll ...more

vote for option2       they didn't sell  any office  properties this  Q  !     liquidating  all  office  very difficult  in this   environment

If you do the math on Artis asset potential as I did, you could literally sell all the industrial and some retail and be left with the office & public seucirites/Cominar for free and have no debt. It would be very hard to come out below $12 if liquidating assets on the low end and I mean using low end transaction valuations. Artis office is highly occupied and most of it is Class A ...more

So why has manji not sold any office yet? I'd list all office for sale and see if a few offers roll in ball park.  It seems suspicious manji is mostly selling industrial.  That's OK for a quick sale and urgency but he needs to sell retail and office in similar Quantities

I'm not sure what a strategic review honestly achieves. It seems simple enough to me: 1) Sell all remaining public market REIT investments and never make any more.  2) Put all industrial and retail assets up for sale. Try to move some Canadian industrial properties. Why not be open to selling *anything* if the price is right?  Even if there is a buyer out there for Artis, I'm ...more
