With lower interest rates I thought this would be in the the mid 4s at least by now, will continue to hold alot of projects on the go I will enjoy my monthly collection with I have in a drip

Almost trading at half of NAV and not really done anything in years. Time to liquidate the entire portfolio and call it a day.

reduction in payout ratio. contributions from new properties starting to make their presence felt. slow mover but looking much better then it did last year. only a matter of time now.

think u can do well on capital appreciation at current values. plaza trading at massive nav gap (around $5.25 using 6.4% cap rates) and you can lock in a big yield. agree otherwise, it's mainly a ...more

I'd rather not have capital depreciation though. The unit price was more than 4.50 10-12 years ago.  The div is useless if the unit prices go down.
